Alhamdulillah, by the grace of Allah (swt) and the blessings of the Ahlulbayt (as), Imam Hussein TV has successfully completed the purchase of the Zaynabiyah Complex in the UK. With your generosity, approximately £830,000 was raised through donations, and the remaining £400,000 was covered via loans to complete the building. If you would like to support us further, your contributions will go towards repaying the loans and helping finish the project for the benefit of the global community. Project Stages

Phase 1 is the critical foundation stage, encompassing all design, technical, and compliance work required before physical construction can begin. This phase ensures that the Zaynabiyah Complex is fully compliant with:

  • UK building regulations,
  • fire safety requirements,
  • and health and safety standards.

Our architects have produced the frozen concept designs and are now developing detailed technical drawings including demolition plans, partition layouts, internal door and window schedules, furniture plans, ceiling designs, and typical kitchen and bathroom layouts.

Simultaneously, mechanical and electrical (M&E) engineers are preparing comprehensive system layouts for:

  • lighting,
  • power,
  • ventilation,
  • cooling, heating,
  • water supply, drainage,
  • and IT/AV integration.

These designs are carefully coordinated with the architectural drawings to guarantee seamless installation during construction. CDM documentation for health and safety, as well as surveys for electrical, mechanical, drainage, and building condition, are being compiled to provide a complete compliance package, which will be essential for tendering accurate contractor pricing.

In addition, essential reports such as the fire strategy, health and safety files, and building control submissions are being finalized. Certificates including electrical installation, mechanical testing, fire alarm, and emergency lighting will ensure that every aspect of the building meets regulatory standards.

Donors supporting Phase 1 are effectively funding the creation of this roadmap — the documents, drawings, and surveys that make the subsequent construction stages safe, accurate, and cost-efficient.

Phase 2 involves the construction and fit-out of the ground floor spaces, which include:

  • The studios for Imam Hussein TV,
  • control rooms,
  • storage,
  • changing rooms
  • and most importantly the Husseiniyah.

This will be followed by the first floor which includes the administrative offices, fundraising offices, editing suites and TSV room. This stage integrates the architectural and M&E designs produced in Phase 1 to ensure accurate placement of walls, partitions, electrical outlets, lighting, ventilation, and IT/AV systems. Every studio and office will be equipped with the necessary infrastructure to operate efficiently from day one.

Our contractors will follow the detailed construction drawings and specifications, installing acoustics, lighting systems, HVAC units, and all technical services. Compliance with fire strategy and health and safety protocols remains a top priority.

Donors supporting Phase 2 are contributing directly to the creation of functional, operational spaces where education, media production, and charitable work will take place.

The fit-out will also include furniture, finishes, and interior details, ensuring that the offices and studios are ready for immediate use. Certificates and inspections during this phase, such as electrical testing and commissioning of M&E systems, will validate the quality and safety of the completed work.

Phase 3 focuses on the construction of second-floor rental offices, shared facilities, and amenities that will allow the Zaynabiyah Complex to become financially sustainable. These offices will be offered for lease to generate income, supporting ongoing operational costs and ensuring the longevity of the complex. This stage also includes the installation of kitchens, bathrooms, IT infrastructure, and utilities for all tenants.

Contractors will complete walls, partitions, and finishes according to the architectural plans, integrating the electrical, plumbing, and HVAC systems coordinated in Phase 1. Attention is given to compliance with building regulations, fire safety, accessibility, and health and safety standards. Donors supporting Phase 3 help enable a self-sustaining facility that will serve the community for years to come.

Finally, inspections, commissioning, and certification will ensure all rented spaces meet operational and safety standards. The combination of construction, fit-out, and proper documentation guarantees that tenants can occupy their offices immediately, providing steady revenue to support the charitable and media activities on the lower floors.

Why We Need to Move?

Many will ask, why do we need to move? For the sake of our viewers and the survival of the channel, it is fundamental that we grow and develop consistently. Without a secure and dedicated space to call our own, our progress is severely hampered. Currently, both the channel and its sister charity are constrained to just two cramped rooms, with over 19 staff members overlapping across departments.

It becomes incumbent upon us to secure our future. The channel has always used foresight to provide for the youth and community globally when serving the Ahlulbayt. Despite many opportunities arising, for various reasons, we could not make them work. As they say, it will happen only when Allah (SWT) wills it. At this juncture, the new property in the heart of London presented itself, and we seized the opportunity with the intention (niyyat) that this new space would enable us to better serve the Ahlulbayt and uphold the high standards set by our productions.

The new space, spanning over 4832 square feet, is the perfect place to establish a permanent home for the next 50 years. Our current office operates on a rolling contract, with rent increases each year we have been here. If we now buy a building and pay it off through donor generosity, the channel will have the opportunity to ramp up and expand production. This will enable us to bring to fruition many amazing new shows which we have had to hold back. We can replicate the aura and grandeur in many more productions.

Securing a larger space is essential not only for accommodating more people but also for providing facilities that enable spiritual growth and professional development. We envision a holistic channel home that includes:

A Little About the New Space
Our new modern, multi-level facility is designed to support our charity and media work while generating rental income. The ground floor, currently an office space, will be developed to include a large studio, control room, reception, broadcast/server room, storage, and a Husseiniyah. The first floor will be split between Imam Hussein Charity and Imam Hussein TV3, giving each team its own dedicated workspace. The top floor will feature multiple office units available for rental, providing a source of ongoing income. The building also includes four bathrooms and a fully equipped kitchen for staff and visitors.

The HQ is enclosed in 4832 square feet, with 14 allocated parking. The facility also includes fitted office spaces. The top floor will be fully equipped office space for rental purposes. Our new home is located in a well-connected area of Northwest London. With easy access to the M1 and A41, and just a short walk from Edgware Underground Station (Northern Line), the location offers excellent transport links for staff, guests, and visitors.
